Stonehaven does not behave exactly like the rest of Newmarket, and regional statistics rarely tell the complete story for an estate property.
TRREB reported 1,063 sales across York Region in July 2026 at an average selling price of $1,146,307. The York Region MLS® Home Price Index Composite benchmark was also approximately 6.3% below July 2025.
Those numbers are useful for understanding the direction of the broader market. They are much less useful when someone tries to apply them directly to a substantial Stonehaven home with a large lot, mature landscaping, upgraded interiors or other characteristics that place it in a much smaller competitive set.
A $2.4 million property on a half-acre is not competing with the average York Region transaction. Its likely buyer is comparing it with a relatively small group of homes that satisfy a very different list of requirements.

How the Stonehaven Estate Tier Actually Moves
Once a Newmarket property moves substantially above the middle of the market, the number of realistic buyers becomes smaller. Above roughly $1.5 million, buyers tend to be more deliberate because there are fewer directly comparable properties and considerably more money involved in each decision.
Some have been searching for a year or longer. They may be comparing your home against only a handful of genuine alternatives. They are often weighing lot size, privacy, renovation quality, architecture, street position, garage space, outdoor living and proximity to the places that matter to their family.
That is why a properly priced Stonehaven estate home can take a full season to find the right buyer. In this segment, a longer marketing period can be entirely normal. What matters is whether the home is attracting the right audience and how those buyers are responding.
WHAT MATTERS MORE AT THE ESTATE LEVEL
In my experience, estate-tier buyers are less influenced by one month of headlines than they are by the individual property in front of them.
Preparation, launch pricing, photography, presentation and positioning matter from the first day. Buyers in this price range generally have enough time and information to notice when a property sits, repeatedly changes price or returns to market with a different strategy.

Why the Average Newmarket Price Does Not Determine Your Stonehaven Home Value
Market averages combine property types and price ranges that have very little to do with one another. Condominiums, townhomes, smaller detached homes and large estate properties can all appear inside the same municipal or regional statistic.
For a Stonehaven estate property, the useful comparison set is much narrower. A realistic valuation should consider recent sales and current competition that buyers themselves would reasonably compare with your home.

What Is Genuinely Favourable for Stonehaven Sellers Right Now?
Two broader market conditions are worth understanding if you are planning to downsize from a Stonehaven estate home in 2026.
01 · INTEREST-RATE STABILITY
The Bank of Canada Held Its Policy Rate at 2.25%
On July 15, 2026, the Bank of Canada maintained its target for the overnight rate at 2.25%. It followed a series of unchanged rate decisions stretching back to December 2025. Stable rates do not guarantee stronger real estate prices, but they remove one source of uncertainty for buyers trying to determine financing costs and purchasing power.
02 · FEWER NEW LISTINGS
Sellers Are Facing Less New Competition Than a Year Earlier
TRREB reported 14,484 new GTA listings in July 2026, down 17.8% from July 2025. Active inventory was also approximately 12.1% lower year over year. Those are GTA-wide figures rather than Stonehaven-specific statistics, but fewer listings entering the broader market can still be relevant when evaluating the competitive environment.
Values remain below last year's levels across parts of York Region. That matters if you are only looking at the sale side of the transaction.
A downsizer, however, normally has two transactions to consider. If you are selling a larger property and buying a smaller home in the same general market, some of the pricing pressure affecting your sale may also affect what you purchase.
That is why I prefer to model the transition as a whole: likely sale range, likely purchase range, transaction costs, timing and the amount of capital you expect to free after the move.
