A home can hold decades of family life. Choosing the next one—or deciding when to leave the one you love—deserves thoughtful guidance.
I'm Grace Simon, a Newmarket real estate advisor with 20 years of experience and deep roots in this community. Whether you're exploring an estate home, preparing to sell or considering a simpler next chapter, we'll begin with a clear view of your options.
The character of the neighbourhood
An established setting for your next chapter
Mature streets, substantial homes and generous outdoor spaces give Stonehaven its established character. The right property, though, is about more than a neighbourhood name.
Privacy, layout, maintenance and the way a home supports everyday routines all matter. I help you look closely at those details so your decision reflects the life you want to live.

For Stonehaven estate homeowners
Selling begins with a clear strategy
For a substantial home, the strategy begins before the photographs. We look at what buyers will compare, which preparations deserve your investment and how to tell the story of your property clearly.
I bring pricing, presentation, marketing and negotiation together around your timeline. Each decision should have a purpose, from the first walkthrough to the final offer discussion.
Lifestyle, family and the future
Keep what matters. Plan for what changes.
Downsizing with intention
Perhaps you want less upkeep, more freedom to travel or a home that suits the next ten years. You can explore those possibilities before committing to a move.
We begin with what you want to keep in your life, what you want to simplify and the practical sequence of selling and buying.

A move can also raise questions about helping adult children, staying close to family and protecting future flexibility.
I help connect those goals to your real estate choices. For financing, tax or legal structure, we involve the appropriate qualified professionals.

Planning a move in Stonehaven
When should I begin planning to sell?
Begin when a move becomes a possibility. An early conversation gives us time to consider preparation, your next purchase and the timing that suits your life. It does not commit you to listing.
How do you assess a Stonehaven estate home?
We consider relevant comparable sales, competing properties, condition, layout, lot characteristics and your timeline. The goal is a property-specific strategy grounded in current evidence.
Can we explore downsizing before deciding to move?
Yes. We can compare the lifestyle and practical trade-offs, look at possible next homes and map the selling and buying sequence before you make a commitment.
Where can I confirm listing details and availability?
Contact Grace for the current listing record and showing information. Marketing articles may remain online after a listing changes, so confirm time-sensitive details before relying on them.
Your next step
Let's talk about what comes next.
You don't need a moving date to begin. Bring your questions about buying, selling, simplifying or planning ahead, and we'll work through the options together.

What the Neighbourhood Feels Like
Stonehaven sits in Newmarket's northeast, and the first thing you notice is the scale of the lots. Mature trees that were planted deliberately and have had time to become what they were meant to be. Streets that curve rather than grid. There's a quietness here that's difficult to manufacture in newer developments, no matter how large the homes are — it comes from setback, tree canopy, and time.
The architecture is varied rather than uniform. Custom builds from several decades sit beside one another, which gives the neighbourhood texture. Nothing about it announces itself. That restraint is precisely what draws the buyers who end up here.
A Market That Behaves Differently
This is the part most people get wrong. Stonehaven does not follow the broader Newmarket market, and treating them as the same thing costs sellers real money.
The estate tier operates on thin inventory. In a given season there may be only a small handful of genuinely comparable properties — sometimes fewer. That means a single sale can distort an average, and it means pricing has to be built from an understanding of who is actually shopping at this level right now, not from a percentage applied to a regional figure.
It also means timing matters more here than in a deeper market. A property that sits carries a different weight when there are only four comparables.
The Season Most People Are In
Many of the conversations I have in Stonehaven aren't really about buying or selling. They're about what happens next. Children have finished school and the house has more rooms than the household. Equity has accumulated quietly for twenty years and now needs a purpose. Aging parents, adult children entering an unaffordable market, retirement that's closer than it was.
Those aren't transactions. They're transitions, and they deserve to be planned across years rather than weeks.
Ask Stonehaven · Common Questions
Stonehaven is an established estate neighbourhood in the northeast of Newmarket, Ontario, characterised by large lots, mature tree canopy, and custom-built homes.
Predominantly custom-built detached homes on generous lots, spanning several decades of construction, which gives the neighbourhood architectural variety rather than uniformity.
No. The estate tier operates on much thinner inventory than the broader Newmarket market, so town-wide averages are a poor guide to pricing an individual estate property.
If you own in Stonehaven and you're starting to think about what comes next, the earliest conversation is always the most useful one.
