Newmarket

Four generations of my family have lived in this town. I left for a stretch, spent time in Alberta, and came back — not because I ran out of options, but because I'd seen enough of elsewhere to know what Newmarket actually offers. That's a different kind of local knowledge than a market report provides, and it's the lens I bring to every conversation here.

A Town That Kept Its Centre

Most towns that grew as quickly as Newmarket did lost their downtown to the arterial roads. This one didn't. Main Street still functions the way a main street is supposed to — independent restaurants, a Saturday farmers' market, buildings with history in them rather than references to it. Walk south from Water Street on a Thursday evening in summer and you'll find live music at Riverwalk Commons, free, drawing a few hundred people who all seem to know each other.

That matters more than people expect when they're choosing where to spend the next decade. A town either has a gravitational centre or it doesn't, and you can't retrofit one.

How the Housing Market Actually Works Here

Newmarket isn't one market — it's several, and they behave differently. The estate tier in Stonehaven and Glenway operates on its own inventory rhythm, often with only a handful of comparable properties trading in a given season. The established family neighbourhoods around Bristol and Huron Heights move on a different cycle entirely. And the newer builds toward the eastern edge answer to yet another set of buyers.

Reading a York Region average and applying it to a specific street is how sellers end up mispriced. The useful conversation is always narrower than the headline.

The Practical Geography

Yonge and Davis are the spine. Southlake Regional Health Centre anchors the town's employment and gives Newmarket a hospital most communities its size don't have. Highway 404 is close enough for a Toronto commute without putting traffic in your neighbourhood, and the Newmarket GO station connects to Union on the Barrie line. Fairy Lake, Tom Taylor Trail, and the Nokiidaa Trail give you genuine green space rather than landscaped medians.

Who Tends to Settle Here

The clients I work with in Newmarket are usually in a season of transition — releasing equity from a family home, helping adult children into their first property, or restructuring what they own before retirement changes the math. Newmarket suits that stage well. It has enough sophistication to feel considered and enough space to feel unhurried.

Ask Newmarket · Common Questions

Newmarket offers a walkable historic downtown, a regional hospital, GO Transit access to Toronto on the Barrie line, and extensive trail and park systems — while remaining more residential in character than the southern York Region municipalities.

Prices vary substantially by neighbourhood, with the Stonehaven estate tier trading well above the town-wide average. Current figures are published monthly by the Toronto Regional Real Estate Board.

Roughly 45 kilometres north of downtown Toronto, with GO Train service on the Barrie line and highway access via Highway 404.

If you're weighing what the next ten years look like — here, or somewhere else — that's a conversation worth having properly.
