Aurora
Aurora and Newmarket share a border and almost nothing else in temperament. People who look at both usually have a clear preference within a weekend, and it rarely comes down to price.

A Town Built Around Its History
Aurora's downtown carries genuine heritage architecture — Yonge Street through the core still reads as a nineteenth-century main street rather than a reconstruction of one. Aurora Town Park hosts the farmers' market. The Aurora Cultural Centre operates out of a restored school building. There's an intentionality to how the town has handled its older stock that you notice immediately if you've watched other municipalities handle theirs badly.
The result is a community that feels slightly more formal than Newmarket. Not colder — composed. It attracts people who like that.
The Estate Pockets
Aurora's luxury inventory concentrates in distinct areas rather than spreading evenly. The neighbourhoods around the Aurora Highlands and the western estate lots off Bathurst hold larger properties on mature land, some of them backing onto ravine and conservation. These trade in a market comparable to Stonehaven's in character — thin inventory, buyers who are specific about what they want, and long stretches where nothing suitable is available at all.
Buyers moving between Aurora and Newmarket at this level are usually choosing between two versions of the same lifestyle, and the decision is almost always about feel rather than value.
What I Notice About Aurora Buyers
They tend to be deliberate. Aurora is rarely someone's default choice — people arrive at it after comparing, which means they've usually thought carefully about what they want the next chapter to look like. That makes for good conversations and considered decisions, and it's part of why I enjoy working in this market.

Ask Aurora · Common Questions
Aurora offers a well-preserved heritage downtown on Yonge Street, extensive parks and trails including the Aurora Community Arboretum, GO Transit access on the Barrie line, and proximity to several established private schools.
The two neighbouring York Region towns differ mainly in character — Aurora's core is more heritage-focused and formal, while Newmarket's downtown is more actively programmed with community events. Both offer GO access and comparable estate-tier inventory.
Approximately 40 kilometres north of downtown Toronto, with GO Train service from Aurora GO station on the Barrie line.
If you're comparing Aurora against somewhere else — or against staying put — I'm happy to talk it through without any pressure toward a decision.
